This shift has sparked one of the most significant trends in Mumbai real estate, the rise in demand for larger homes in established neighbourhoods like Matunga.

In the first half of 2025, Mumbai’s luxury housing market recorded sales worth ₹14,750 crore, the highest ever for a six-month period. At the same time, 3-4 BHK homes saw prices rise 3-6% year-on-year, while the once-dominant 1 BHK segment saw a 5% drop in pricing, reflecting reduced demand. Properties priced above ₹2 crore now account for 25% of all transactions, up from 22% last year.
